Applications are currently being accepted for LIMITED weekly foreclosure counseling.  Attend our FREE workshop to find out everything you need to know about your benefits and alternative options with the Government Home Affordable Modification Program (HAMP) and its newly released Home Affordable Foreclosure Alternatives (HAFA) program.  Both of these programs are designed to provide every option to save your home, but to qualify for either program you must apply for a loan modification!  All appointments are offered on a first come first served basis and all applications must be submitted online before a counseling appointment will be offered!

Buying A Home - We Can Help!

Our First Time Homebuyers Program (FTHB) is a partnership of lenders, realtors, insurance companies and government partners working together to assist first time homebuyers to fulfill their dreams of homeownership. Established in 1994, it focuses on education, credit counseling and financial aid. First Time Homebuyers Workshops

First Time Homebuyers classes prepare you to buy and maintain your
first home, with topics ranging from financial literacy, homebuyers education
and credit counseling through referrals, down payment and mortgage assistance.  Course topics include tools to help you: Develop a personal budget and savings plan, Better understand and manage your credit, Understand the mortgage loan process, Understand financial assistance programs, Work with realtors and lenders and much more.

First Time Homebuyers Referrals

While participants have the right to select their own lenders and  realtors, PNHS can offer referrals to numerous lender and realtor partners with whom we have maintained a strong relationship, are sensitive to the needs of our clients and familiar with the process of the Home Ownership Program. Families can purchase their first homes using our lender partners' special first-time homebuyers loan products often available only to those who have received homebuyer education from a HUD approved source such as PNHS.

First Time Homebuyers Counseling

After the classes, participants can arrange to receive free one-on-one
counseling to review credit histories and address issues that might prevent them from qualifying for a loan. PNHS is committed to working with our clients until they are financially viable and can be referred to a lender without reservation. Clients are awarded the PNHS stamp of approval with a "Mortgage Ready Certificate." Then you are on you way to owning a home!

First Time Homebuyers Financial Assistance

PNHS provides down payment and mortgage assistance to low and moderate income families in Los Angeles County. These low interest loans and grants are made possible through our partnerships with city, county, and state government agencies, such as the Los Angeles County Community Development Commission (LACDC); and the CalHFA Homeownership in Revitalization Areas Program (HIRAP). In addition, PNHS has partnered with the United Way's IDA program, offering a three-to-one matching savings fund to first time homebuyers. Pasadena Homeownership Opportunities Program (HOP)
This program provides down payment and closing cost assistance in the form of a second trust deed loan with a 45-year term.
  • For moderate income buyers, the loan limit is up to $95,000 with a simple interest rate of 6%.
  • For low income buyers, the loan limit is up to $95,000 with a simple interest rate of 4%.
A minimum 3% down payment is required; 1% must come from the borrowers’ own funds and 2% can be gifted. Monthly loan payments are amortized over the 45-year term. Payments are deferred for the first five years of the loan. Upon resale of the home or refinancing, the borrower is required to repay the outstanding amount owned on the HOP loan plus a share of the property's appreciation in value. Other criteria and restrictions apply.

City of Pasadena CalHome Loan Assistance The Cal Home Loan assistance is for low income families. The borrower must complete the Homebuyer Education and Counseling program offered by Pasadena Neighborhood Housing Services. Property must be located in the city of Pasadena. 
The loan is secured by a third trust deed, has a term of 30 years, bears an interest rate of 3% (simple interest) and is silent - monthly payments are not required. Borrower is required to repay loan (principal plus accrued interests) upon resale of the home, refinancing, or loan maturity. Other criteria and restrictions may apply.
