OUR MISSION

Pasadena Neighborhood Housing Services Inc. is a non-profit, community-based corporation whose mission is to revitalize and strengthen neighborhoods by preserving and expanding affordable housing for low and moderate income households through resident involvement, public, private, and non-profit partnerships.

OUR HISTORY

In 1979, Pasadena NHS was established by Pasadena residents as a partnership between local residents, lending institutions, the insurance industry and municipal government. Since then PNHS has been an innovative resource and service center for Pasadena residents by focusing on neighborhood revitalization, community empowerment, affordable housing and homeownership.

OUR PARTNERS

Our partnership work with PNHS in all aspects of our affordable housing mission sharing their expertise with our staff to help them better accomplish their goals; volunteering for various community outreach efforts; and providing financial support on an annual basis.

Foreclosure Prevention Fair held at Lake Avenue Church

A workshop to help families prevent foreclosure. In partnership with the City of Pasadena, hundreds of families were able to meet one on one with counselors and lender representatives to help them prevent foreclosure. Workshops were also given to help families understand their rights during the foreclosure process. Watch Video HERE.


OUR BOARD

PNHS is governed by a Board of Directors, comprised of residents, government representatives and members of the lending and insurance industries.

Carol Ward - President

Carol Ward was born and raised in Southern California; a lived in Pasadena and Altadena for many years; which included attending John Muir High School, and earning an Associate in Arts from Pasadena City College. Later, she earned her Bachelor of Science in Business Administration; with a major on Finance, Real Estate and Law, from California Sate Polytechnic University, Pomona, and an MBA; with a emphasis in Non-profit Management from Hope International University, in Fullerton, CA.  Carol has a passion for service and considers her self a “servant-leader” who strongly believes in “leadership by example” including giving back to the community.  Over the years, she has volunteered for several non-profits. Since 2004, Carol has volunteered with PNHS, serving on the board for the past three years; and was elected President of the Board in June of 2009. She chairs both the Resource Development and the Personnel / Nominating committees  Professionally, Carol has worked in the financial services and industry since 1975 and has been a Real Estate Broker and  Realtor® since the nineties.               

Varnessa Aaron-Seymour - Vice President

Varnessa Aaron-Seymour has been affiliated with the Pasadena NHS for twelve years and is an active board member since 2004 she is serving her second term as Vice President and also serves on the Personnel / Nominating committee. Ms. Aaron-Seymour is committed to affordable housing and participates on the board of several non-profits; including Easter Seals of Southern California. She is President of SouCal Consultants specializing in business optimization focusing on telecommunication expenses, merchant services and nonprofit management. SouCal Consultants provides an in-depth analyses of an individual business expenses and recommends cost saving alternatives. Prior to forming SouCal Consultants, Ms. Aaron-Seymour was Executive Director for Key Community Housing with the responsibility of board development and affordable housing development. She also held positions with Fannie Mae and Bank of America to promote affordable housing in low and moderate communities. Ms. Aaron-Seymour received her Bachelor of Science Degree from the University of Southern California, where she majored in Business Administration.

J. David Hitchcock - Secretary

J. David Hitchcock, a local resident Director serves as PNHS’ Secretary and has previously served on PNHS’ Property Development Committee. He now chairs the Government & Community Relations Committee and serves as co-chair of the Audit / Compliance committee as well. He is a partner and founder of H&H LLP. His practice concentrates on real estate finance, acquisitions and dispositions, leasing, sale/leasebacks, real estate development and loan workouts. David has also successfully litigated a number of mechanic's lien and foreclosure defense actions. Formerly, David was a member of the Pasadena Unified School District's 7-11 Committee formed to advise PUSD regarding the identification and potential uses for its surplus real estate. He was also a founding member and board of director for the Pasadena Education Network, a non-profit organization formed to promote family participation in public education in Pasadena. David earned his Juris Doctorate with honors from the University Of Southern California School Of Law, where he graduated Order of the Coif and served as an Articles Editor for the University of Southern California Law Review. Prior to law school, David earned his B.A. with honors from the University of Chicag

John C, Hutt - Treasurer

John C. Hutt a local resident Director serves PNHS’ Treasurer and has previously served on PNHS’ Property Development Committee. He now chairs the Audit / Compliance committee and co-chairs the Government and Community Relations committee. John formerly served as Chairperson and a member of the City of Sierra Madre’s planning Commission and the City's Cultural Heritage Commission. He is a partner and founder of H&H LLP. His practice concentrates on real estate development, land use, and joint-venture structuring as well as mortgage finance, property sales, and restructurings. Prior to founding H&H LLP, John founded and was president of Engelmann Real Estate Services, Inc., a real estate development company located in Pasadena, CA. Through Engelmann, John developed a number of real estate projects in Southern California, including mixed-use residential over retail buildings, a stand-alone retail shopping center, an apartment building and single family residencesJohn earned his undergraduate degree from Cornell University and his Juris Doctorate with honors from the University Of Michigan Law School.

Bonnie Pittenger

Bonnie Pittenger began her real estate career marketing properties in  Southern California in the late seventies. From that experience, Bonnie  has expanded her environment to include all aspects of the residential  real estate transaction. Licensed in California and Nevada as a  Realtor®, with additional licensing as a mortgage consultant and  property manager, her clients are able to take full advantage of her 30 years of award winning experience. In 2006 she expanded her  expertise into the Las Vegas market. In addition to handling real estate transactions, her team of professionals is proficient in  rehabilitating, marketing and managing investment properties.  Bonnie has worked with PNHS for more than twenty years; first as a  corporate partner helping PNHS financially through out the years; prior  to joining the Board of Directors. She also is the Co-Chair of the Resource Development Committee; where her marketing expertise  adds great value.

Ann Fran

Annie Fan a local resident Director serves on the Resource Development Committee in addition to her board service. She was born and raised in Taiwan and is the first generation of her family to come to the United States. She graduated from Arizona State University with a major in Marketing and earned an MBA from Thunderbird International Management School in Glendale, AZ. With over 10 years of experience in marketing and business development specialized in Asian markets, she has extensive working knowledge in semiconductor equipment and the title industry. Annie was one of the key title professionals for First American Title Company in the Diversity Market team in Northern California and now brings that expertise to Southern CA and PNHS. Additionally, Annie has volunteered in Habitat for Humanity Peninsula on Brisbane project and Chinese real estate association for the past five years. Her strength is being a liaison to bridge and help to build diverse communities.

Paulette Garcia

Paulette Garcia a local resident Director has worked on committees with the Pasadena-Foothills Association of Realtors including assisting with a very large scale foreclosure prevention workshop with PNHS that served over 350 families. In addition to a long volunteer history, her people skills and being bi-lingual has been a great added value to the organization. In addition to serving on the Board of Directors, Paulette works on the Resource Development and the Personnel / Nominating committees. Professionally, she is a Real Estate Broker, associated with Century 21 Golden Realty with over 15 years of experience in representing sellers and buyers of single family residential and income investment properties in the San Gabriel Valley. Paulette has always had a passion for working with people and seeing to their needs which is why she loves working in the field of real estate.

Lynette Bryant

Lynnelle Bryant a local resident Director serves as a member of the Government and Community Relations Committee; in addition to her Board service. She is a Certified Interior Designer with 25 years experience in commercial and residential design. She is CEO and co-owner of Masbuild, Inc. a design-build organization founded in 1996 and located in the Enterprise Zone of Northwest Pasadena. Masbuild, Inc. provides a number services to the housing market including design, inspections, comprehensive repair assessments, and construction services for all types of residential and non-residential projects. Ms. Bryant  attended the University of Seville and the School of Applied Arts in Seville, Spain and graduated from the University in Des Moines, IA where she graduated cum laude with a BFA in Interior Design. She has a Certified Aging in Place Specialist which focuses on design and construction that allows senior citizens to remain independent and at home for as long as possible. Ms. Bryant is also the PTA president and active in other community groups. She is a longtime resident of Altadena where she lives with her husband of 18 years and their four children.

Ursulla Allen

Ursula Allen a local resident director serves on the Resource Development and Personnel / Nominating committees in addition to her Board service. She has strong ties to the Pasadena community and also brings the ability to gather volunteers and provide assistance in marketing PNHS’ services to the communities PNHS serves. She has always found time to give back to her community. Ursula is employed by Pasadena City College, where she works in the Community Education Center and she also holds a California Real Estate License. She is on a mission to be a positive force of influence wherever possible. She has spent several years volunteering and mentoring young ladies to pursue their educational goals and helping them to see themselves with a purpose in their lives. Additionally, helping others realize their own dreams trough business consultation services she can provide with more than twenty years in management, accounting and other business services

Jesus Cruz -

Jesus Cruz a local resident director serves on the Government and Community Relations Committee. Jesus’ passion is to help first time home buyers; with a focus on helping Latino families; which is a great asset to PNHS.
He is a Pasadena native and first generation of Cruz’s family who went to college. Jesus graduated from La Verne Jr. College. While working in the mortgage industry for the past seven years, Jesus has helped numerous families to achieve their dream of home ownership. Jesus loves is involved with his son’s Boy Scouts activities and he also enjoys outdoor activities.
